Moisture in Stucco

Hope one of you guys can give me some input on this issue. If you look at these pictures you can see the dark areas on the stucco. Customer complained that she has leaking pipes. No pipes are leaking. Looks to me that there is a moisture issue. Anybody got a solution to make these unsightly areas go away and still keep the same color of the stucco? The dark areas are all around the outdoor shower and follow a pipe to the hose pipe bibb to the left of the shower running about floor level.

I think you'd have to answer the question, " Why is it doing that in the first place?" before coming up with a way to fix it.
