Looking for help with pervasive stains on new porcelain tile floor

Hello - we closed last week on a new build home. Upon walk-through we noticed stains on the floor in most every room. Floor is Mohawk Montano Bay porcelain. Builder had the floors cleaned (not sure with what) but the stains did not budge. Not sure the builder knows what the problem is. On one visit before we bought the house, the floors were wet (some actual puddles) supposedly from a cleaning. We tested a 1:1 mix of water and white vinegar, let it sit on the stain for 3 minutes then scrubbed. This also failed. I'd love some suggestions for advanced cleaning options that I may suggest to the builder. We're not able to move in until this situation is resolved. Thanks!

Welcome to the forum, Steve.

It’s hard to distinguish from the picture… Can you tell if the surface of the stone has been damaged (etched) or if this is some sort of residue that is sitting on top of the surface? If it’s damage (like, from using extremely inappropriate muriatic acid to clean grout haze), no cleaner will work. If it’s residue, the first thing I'd try based off what you’ve said would be NanoScrub. You can usually find it wherever “Custom Building Products” is sold, such as The Home Burrito for about $20.

Thanks for the response.

I didn't think the surface was damaged/etched. The tile overall has a wood grain texture, but I didn't notice it being different in the stained area. Thanks for the lead on NanoScrub.

You're right!!!

You don't know how many times I've called the builder. They are flailing away trying to figure this out. I believe floors are going to be ripped out and try again.
