Just finished a job and the home owner asked me to change a few tiles in his kitchen. The whole floor should really go.

Wow, just looked at an exterior covered deck that has been leaking since the day it was built but not showing the damage it was slowly doing until a year ago.

flat roof with no pitch under rubber membrane.
water was already standing prior to mud & tile.

2" gap at edge filled with grout, probably where water has made it in.

you can see stalactites and rust on the edge dripping into gutter


water dripping from kitchen light and vent, had to put bowls down to catch water.
*have been doing this for 2 years.


water dripping down inside of siding and into inside of door to damage bamboo floor


also water down inside of side to inside of door to rot out door.

That is bad...2 years? looks like they smeared caulk/vulcum whatever with their elbow over that 2" grout line

what is your plan of attack?

it's up to the homeowner to do that.
they can go after the GC for an improper install or just sue them

about 4 years, home built in 2007.
remove it down to the rubber roof, re-coat the rubber roof, wire, mud, Ditra, tile.
that is if the insurance & owner gets it settled.
