help! Dark grout with white coating

I have dark tile and grout covering about 40% of my house and there seems to be a white filmy coating on the grout. I cant get it out. I have tried everything including grout/tile cleaner we purchased from Lowes. Any help or suggestions would be great!

Could be a few things, we need to know more.
How old is the tile job?
Was the grout sealed how long ago,with what?
Was the tile set directly on the concrete are you in a wet area?
Could the installlers have used too much water in cleanup?

the house was built in 2003 and we have only owned it the last 2 years. I am sure it was set directly on concrete. The white coloring is not everywhere but is definitely not cleanable. We live in Oklahoma, I dont think it is to wet in this area.

Try vinegar. About a 50/50 water mix and a scrubby.

Sounds like they've tried the weak acids Jason,they might need to go stronger to cut through either old milky sealer,or effloresence.

I would use some Sure Kleen and a stiff brush.If the cleaner does not fizz let it sit a minute,if it still doesn't fizz you need to get a citrus paint stripper and strip off the sealer.

Was this area of discolored grout visible when you purchased the home?

Careful. Sure Kleen as well as other tile/grout cleaners are acidic and can actually bleach out the colors of the grout. I've seen floors with grout two and more times lighter in areas where the acid sat too long.I'd assume that if it was a sealer issue. Especially if it was built up so much it puddled at the top of the joint you should be able to put a bit of water on it and see it bead up like the wax job on a car. If it doesn't I'd suggest another issue could be the problem.

Hello-

If one of the previously mentioned rememdies has not done what you are looking for it to accomplish, I would recommend trying either the Grout and Concrete Film Remover (GCFR - hydrochloric acid, very aggressive) or the Phosphoric Acid Cleaner (middle of the road strength) from Miracle Sealants to try and clean up your grout issue.

Be sure to dilute ANY product you may select and test the "method to the madness" in a small out of the way spot prior to using it over the entire area you intend to clean up.
