How did you determine that the grout was not "sealed properly" on that installation?

I'm in a real estate investment group on Facebook and these listing photos were the subject of some laughs recently.

This isn't tile related but deserves a mention. I was diagnosing a water leak and doing the sheet rock repair afterwards. I cut open the ceiling and it's pretty obvious to me on what was leaking and causing the damage in the ceiling. The customer has insurance on this stuff so she called the company to have them send out a plumber. The plumber came out and couldn't find the leak. I think it's pretty obvious to a non plumber that the gasket in the tub drain is leaking. But no, the plumber said he didn't see the problem.

Insurance claims dept. plumber you say.. Why of course that there ya see is just some good old plumbers tracing and spit scum back from when they did the install. What a joke. H.O. is best off dealing with you direct, I would imagine the insurance co. would drag their feet heavily, especially if their “plumber” is this special.

Looked at a shower "repair" Jim that reminds me of your pictures. She called because the floor was holding water in some spots. I saw the floor drain was one made for an insert. First problem.

The tile had no finish pieces and the barcodes printed on the tile edge were showing all around the entrance to the shower. Second Problem

I gave her the repair recommendation. Tear it out and start over.
She looked at me like I was an alien.

As far as the plumbing leaking pictures, I've said it somewhere else on the forum, I think competent tile guys are slowly turning into remodeling contractors. We have an eye for detail, and already have a small dabble of every trade under our belts with all the places tile can go. That is where I see tile going, tradesmen of one trade are becoming outdated in most places.

Did this repair on a shower base.... bathroom was renovated about 6 years ago. Started leaking a year ago and customer had multiple plumbers say it was a trap. She finally let me cut a large section of ceiling out below this and I saw it was leaking from subfloor. After demoing it. Discovered previous contractor cut the membrane incorrectly around drain and tried to patch it with a piece of leftover membrane with a ton of silicone. Lasted about 5 years, not bad for a poor job. Subfloor was weak.... no preslope.... drain wasn’t screwed down....patched hole with cement board. I replaced subfloor with new plywood. Created a preslope. Leak tested it. Couldn’t find exact tile. Customer didn’t mind do to shower having a frosted glass so you can’t see it from outside of it. So far so good. Sorry I forgot to take a few pics. But like I said there is new subfloor and preslope done.

Nice work - that duct taped, silicones liner reminds me of my recent new construction shower I demo'd before we decided to even use it. Building inspector and builder were adamant that everything was done correctly lol.

I'd get ready for some comments such as you got with your shower repair in Post 4009 of this thread.

Appears the new pan liner does not extend above the top of the shower curb, is nailed below the level of the curb top, is also nailed onto the curb top, and the finished curb piece being fastened to the pan liner on the curb top somehow?

Exactly CX! I never do pan repairs like this because it cannot be done correctly with a partial tear out. but I guess people get the level of repair they pay for huh?

Yikes. I guess the topic of this thread explains the last post. That shower should have been completely demoed and if budget didn't allow, you should of walked away.
