This was the cover page for a clipboard with a yellow pad on it that hung on a nail somewhere in every large project I ever did, from new house to bathroom remodel.

My customers were always aware that they could change anything they wanted in the project, but it always came at a price and that price could vary dramatically with the stage of construction during which the change was requested. The cover letter was just to remind them that changes needed to be carefully considered. If I was not on site, they needed only make a note on the yellow pad and we'd talk about it at the first opportunity.

I don't recall ever not being compensated for any change in any project. I think that like in many other aspects of the construction process, communication is a major consideration.

My subs never missed a payment, either.

I have never lowered my price and have lost many jobs. We continue to stay busy and I always get a good laugh. Tonight we had a sub appreciation dinner with a large national general contractor. They couldn't remember the jobs we had done under contract but they could remember almost every job we fixed at a premium and saved their butts.

Monday I will drive 3 hrs to look at a butchered Apple store. I didnt get the original contract but we are always the first phone call to fix a problem.

I recently went against my no restaurant ban. I found a new GC that builds small 2000sf tenant finish stores that are 100% tile. I'm running at a 40% Margin and these jobs last 5 days.

Life might become good again in the tile biz.

Wording

This may sound stupid, but I have stricken EXTRAS form any wording from contracts or spoken. For whatever reason people hate that word. I use additional instead. I know it sounds crazy, but i do not get any resistance when using that word. It is exactly what it means, things that were added to the original scope of work. Example... Here are my charges for the additional work you have requested at x rate. Just my two centavos John Cox

John it's a matter of semantics, but it could mean the difference between getting paid and getting heartburn. Good idea.
