Wet,delaminating and very squishy ,I think I am replacing 4 sheets but I haven't taken up their patches yet so may be more

Oh man, Shawn, you've got your hands full.

Not sure I'd ever buy a flip. I'd guess some are done well but the majority just are not. A house across the street was recently flipped and I walked through it when they had the open house. Looked pretty at a high level but sooo many crappy things when looking closely,, some big, some little. An floor HVAC vent right in the middle of the entry foyer. Right in the middle. They replaced switch plates with new but left the old dingy, grungy switches. LVP in the kitchen that was bouncy. On and on. Still, it was on the market for only a week.

If I remember right tiger mountain tile has a blog on reasons why you shouldn't by a flip, though I haven't read it I am sure I know what is in there, I was hoping he would stop by on this thread he could use some of my pictures.

I know a couple of guys here in town that make their money flipping houses, they cat almost every corner they can, to them it is a bottom Dollar and time game. They do nice finishes but they make no attempt to do things right.


As for this house, they did a lot of things almost right but they just couldn't seem to go all the way. Based on their lack of attention to detail I knew there would be some funny business under the surface. But some of what I found today is borderline criminal. They either sheeted rocked or mudded over mold and put patches of plywood over wet and delaminating plywood.

I bought this well under the market value so I got plenty of wiggle room to do things right. I bought this for a $100k under what they originally listed it for. And since there are 2 residences I can live in apartment while I work on the main house and then move in to it and go back to work fixing the apartment. The apartment is where the moldand funny flooring and more mold. I think they ran out of time,money or give a damn by the time they got to the apartment.

Well I moved in on the first, plan was to live in the apartment and redo the sad attempt to achieve greatness by the last guy. As with any good battle plan all that goes out the window once the first shot is fired. The AC wasn't working in the apartment, but I had a 2 year old unit we had in another house but the AC guy couldn't get it installed that day so I set up a new bed I bought in the main house master bedroom since I had moved the furnace into the attic and had charged and tested the ac(it is Brand new someone stole the other one)


First night was weird for the pup ( my old house was the only place he had ever known)but I am on a acre and a quarter so plenty of room for him to run, so I just ran him tired and all was well. Next day I got the air conditioner going for some reason they had the Freon turned off at the unit so it worked fine once we turned that on and here is where the wrench in plans began. The apartment is all above grade and sits pretty much in the sun and the main house ( kitchen, laundry room and master) are all 3' below grade. The apartment is 8-10 degrees warmer before you start cooling them and the apartment ac runs like a race horse and house is on and off much less frequently. So I decided that I would stay set up to sleep in the main house and continue working on getting the apartment done so I could rent it.

Set up the stove and a mini fridge in the apartment so I wouldn't have to eat out, I ended up replacing 17 sheets of plywood and about 15 sheets of sheetrock all were wet ,delaminating or moldy, tore out the tile in the bathroom,the tub and have it set up for a shower with a bench.

In the main house we removed the wall that separates the living room and kitchen and moved the (replaced)beam the was in the middle of the kitchen in to the attic below a wall out 3' in to the breezway to give me a wider kitchen, tore out the ceiling in the living room ( it was green tiles really cheap stuff less dense than cork board you could literally push a hammer through it with no effort), then a 1x and a layer of sheetrock that Jose and his team tried and failed to put a good skim coat on. There was a belly in some of the rafters (2x4x16) with no perlins. I added 2x6's on all of them on that section of the house the other part that had 2x4's had purlins and all was straight over there.

Behind the cinder block wall in the picture is where we blew the wall out, where the wall is open the grey and the white bricks is the blow out wall, that cinder block wall is coming down minus about 8” by the door where the beam is sitting on it. The plan right now is to put a wall oven over there and put a cook top in the island and make the island bigger than it was to act as a eating area. I also need to take the back wall where the windows are out and make it level it is leaning out towards the yard about 2 1/2" at the top. And I need to properly support the rafters that sit on it. Also tore up the rest of the tile and found a patch of concrete that someone replaced a section of waste water pipe with PVC so now I need to find were they made their connection to make sure it is up to snuff, would hate to put this all back together and realize that there was a break in the line. The hall bath in the main house is not connected underneath the concrete inline with this repair hence wanting to find in to the other end.

My friends think I am bat shit crazy for all that I am doing in this house but if this site and it members have taught me anything is that cutting one corner is a gate way to being a half ass contractor all the time.

How cool is it to have the right tool for the job!!! I am taking this out so I can actually attach the 2x4s to the wall and straighten it out it is crazy crooked and the outlet for the dishwasher is in the wrong place

How is it working on the flip Shawn? I would love to make money and take the clients out of the picture, but I only worry about being disciplined to show up everyday and put in an honest day on a flip cuz you have no homeowner to show up and look professional for .

I want to take on a project like that just to see if I'd show up everyday. Headed to the flip house honey!......

I think it would work for you. I am going to email I am almost positive that you should be able to see my contact information(signature line) in every email I have sent you before but I will put it in the body of the email. You feel free to call me and if you get my voicemail hang up and text me, and I will call you back. during the day is fine as or happy hour works also. We can talk about how I got in to it and what I feel like are the pros/cons. We could aslo confrence in your wife so so she hears it all first hand. However/whenever you want to.

I personally love it, if I am not working on a flip I am using my caterpillar some how some way
