I have saltillo tile on lanai exposed to sun, gets wet with slight chance of temporary sitting water if driving rain.

Tile is at bare tile near sun and water area. then urathane coating can be chipped off, then dark heavily coated tiles near the house.


I planning to have someone use Methylene chloride for stripping.
how necessary that this be done by hand? all? partially with machine follow up?


I like the completely bare tile in the sun.

After stripping, what seal do I have put on it to protect it?

Penetrating seal?
how would I maintain that?

what happens over time?

there is an enhancing seal? what happens to that?

what product do I use to maintain tile?

I would use a citrus stripper,scrapers,brush,MEK, and degreaser,and acid wash if needed,then clean water with a little ammonia rinse,in that order.
Any good impregnating sealer.Or enhancer sealer,same maintenace schedule.

Neutral cleaner.Secret to this is mainly keeping water from being absorbed under the tiles.

Do you mean water may be coming in under the tile from outside? (The lanai is screened in and shuttered.)
How does impregnating sealer look after time?
Would enhancing darken the tile and show less dirt?
Can you reapply in area if worn by the sun?
What neutral cleaner do you recommend?
Do I have to give up the idea of solvent based acrylic with water base added in about five years?
If someone spills some wine on the lanai, will I be in a pickle?
(We are 75 years old. What is the easiest way to be neat.)
