leaking shower pan - Ceramic Tile Advice Forums

Ok, I have been reading these and I am now scared!!

We are selling our home (have a contract on our home), had an inspection and they say we have a leaking shower pan (stand up, tile shower). We have never had a leak but now we have to spend the $ to fix it when we are moving. Estimates have been anywhere from $1200 to $2200.

What are the chances that they will start the repairs and find more problems?

IF YOU DID NOT KNOW IT'S LEAKING, SHOULD WE ASSUME IT IS ON GRADE? DO YOU KNOW HOW IT WAS DECIDED THAT IT LEAKS? WHAT ELSE CAN YOU TELL US?

My husband was there but not watching the inspector. BUT.....apparently he blocked the drain, filled the shower with water (how full, I don't really know) and let it set. The carpet was then wet indicating the pan leaks?

We have had 3 people come out to give estimates and they have not done this test themselves. Have indicated that 'rule of thumb' is that if there is any water on floor after this test, pan is leaking.

We have not had any trouble with our daily showers and carpet being wet.
Problem now is that the buyers know this information.

I GUESS I WOULD SAY TO DO YOUR OWN TEST. PUT A PLUG IN THE DRAIN LOW ENOUGH THAT THE DRAIN ITSELF IS BELOW WATER. SEE IF THE CLAMPING RING LEAKS. IF NOT FILL WITH WATER UP TO THE CORNERS. SEE IF CORNERS LEAK. THERE IS A PAN I AM ASSUMING!!!

From what I have read here, I guess we don't know for sure there is a pan until it is torn up?

Hi Cheri, Welcome aboard.

Much depends on how much water the inspector put into the shower bottom. If he filled it all the way to the top of the curb, it's not a valid test. There is always at least an inch toward the top of a shower curb that is not protected by pan material. The test should be done with water no higher than two inches from the top of the curb. Leaks through the corners of the curb above that point can be fixed with caulking.

It's really to your benefit to do your own test or have a plumber do a test for you.
