Thank you for your help. I only care about the staining from chemicals or soaps or dirt or mold. So does that mean an epoxy or epoxy -like is the solution? I don't want to be sealing every year. Is the Flexcolor CQ good against stains? I would still love to hear from someone on the Spectralock 1. Thanks so much
