Been ages since I have been here and my still-pending floor project downstairs has been unfinished for 20 months now. I still have to get on to that but I been busy with other crapola.
I spent first 1/2 of last year going to court and various other BS with my now-ex, crazy neighbor (remember her?).
I became the HOA President in 2015 through succession. She was living in her unit rent-free since 2011 where
she lost the unit ownership to a bank foreclosure. The HOA dues were not being paid. We moved to foreclose on the owner at the end of 2015 following the end of the appeal of her suit vs the bank and that owner.
At the 11th hour she purchased the unit (without paying off the debt at title transfer as required by law or inquiring of how much was owed) in a private sale. TX law says the owner is personally responsible for the debt. The debt is on the land and follows ownership. She would not pay and we moved to foreclosure. Being the vexatious litigant she is she sued to avoid paying the debt. She also named me personally along with another board member. Luckily we had very good attorneys.
She lost to five different judges all of whom gave her no relief; two temporary injunctions, one JP eviction and County
court judge then the trial judge.
In February last year we evicted her, and in March went to trial where after seating a jury she pulled a no-show on 2nd day
of the trial. The judge would not allow a continuance so through her attorney she took a $11400 settlement.
The $11400 was to be the only thing at issue before the jury after all was done (the judge dismissed all her ~25 other
claims as merit-less) as she had also been board president and claimed we owed her that much for being "property manager".
With all the above drama I was wiped for rest of the year being it was June by the time it was finished with selling the unit for $70650 and cleared only $59k which we have slated for repaving our crumbling driveways...
Now it's 2018 and time for me to get moving on the backlog. The downstairs bathroom is where I am beginning.
I have a plumber coming Thursday to change the stops under the sink to 1/4 shut offs.
I will build and tile the countertop, paint and put in a new light. Fully updating the old bathroom.
I'm still on the fence of CBU or Ditra for the countertop. It's about cost in the end. I think I can get Ditra from where I got my Kerdi before. The store was an authorized schluter dealer in town too.
And I'm also the HOA President and de facto property manage so I must divide my time between my own projects and the many outdoor projects that the HOA needs me to do. Including rebuilding a bunch of fences which I hope to get underway in the Spring while it's still somewhat cool.
