I have done several color stain jobs compared to sealing jobs. I myself prefer color staining because you are actually getting dual action of a stain protectant and sealant. This type of protection can actually last up to 10+ years if taken care of properly.

Is sealing grout really protecting grout or is this just a hoax. I have been to some of my customers who say they have seal their grout, but yet have embedded dirt or water stains in their grout. Some sealers say they last up to 10 or even 15 yrs. I just do see it. I have even seen some floors with polyurethane coatings with absolutely dirty grout.

Please let me know what you guys think. So, far color staining has been the best solution to dirty grout (in my opinion).

From what I've been told a sealed grout joint will allow you time to clean up a spill, a raw joint will soak it right in. If you spill some coffee and leave it 3 days it'll probably stain the grout anyway, sealed or not. Some people think if the grout is sealed there is no maintenance, it still needs to be cleaned.

Sealing buys time

The better the seal…the more time you have

Contaminates will find their way into the pores, even when an impregnator was use. BUT those contaminates are easier to remove if the grout is properly sealed.

Grout Stain…well…it fills the pores. Stain is the best seal for grout, period. ;)
