Hi,
I'm a beginner in the tile sealing world and have run into a frustration. I first cleaned the floor with the Miracle brand of tile cleaner and rinsed it. After that was dry, I put down a coat of the impregnator 511? (think that's the right name) on our new tile floor (in a rental we are remodeling) to seal it.

Several days later, noticing that it didn't have much shine, I went to HD and got the big yellow jug of Tile Lab gloss finish and applied that to the floor like I would do with wax on my own kitchen floor.

Came back the next day and found that only parts of the tile had a nice shine and there were blotches of 'unshine' all over the floor and places where the TileLab stuff beaded up.

How do I fix this? My son thought perhaps there wasn't enough of the 511 on the floor and decided to apply another coat of the 511 over top of the Tile Lab stuff. Well. The floor is definitely sealed. Should we strip the whole thing and start the sealing project over again?

Could you tell us what kind of tile is on the floor? Ceramic, porcelain, stone?

Hi Candy,

Yes, I would strip as necessary.

If it is porcelain or ceramic tile, the 511 impregnating sealer could not penetrate the surface.

Please call the help line at Miracle for the correct products and procedures to clean your floor back to the original factory finish.

Ceramic tile would be my guess. I don't have the box in front of me. It's the cheap stuff that HD carries. We were not going for anything expensive for the rental. Smooth, plain beige colored thin tiles.
