I was happy to find this forum because I am extremely frustrated with my Daltile porcelain tile. After the tile was installed several years ago I sealed the tile and the grout with a low lustre sealer (I know now after some reading on this forum that I didn't need to do the tile but it's too late now). The primary reason I sealed the tile was that I wanted the look of a sheen not the complete matte look on the tile. It looked nice and cleaned up well originally but now after a few years the sealant has come off in many places of high traffic and it looks terrible! I will mop the floor with a lot of scrubbing and within a day the floor looks dirty again!!! It is as if the dirt is attracted to the floor! The worst parts seem to be where the sealant has been completely removed. Does anyone have any suggestions for me?? I thought that ceramic and porcelain tile would be less maintenance than linoleum and easier to clean but I was very wrong. Is there away to strip and refinish porcelain tile? Any suggestions would be greatly appreciated!!

That's why we don't recommend putting sealers over porcealin.It's the sealer that's the problem.Usually a good cleaning with a high alkaline cleaner and wetvacing it up is the best remedy for tile.The same high alakaline cleaner will usually strip these sealers, but it's best to check with the sealer manuf.You mix the stripper acrding to directions let it dwell awhile and maybe scrub with a floor pad or brush, then wetvac it up.Sometimes a porcelain floor can be buffed a little with a honing powder to achieve some luster, this is best done by a restoration specialist.
