View Full Version : Can I use 2 coats of Mex-Seal? Milky spots in grout.

Our beautiful new pre-sealed saltillo floor (5 months old) has some milky white color splotches in the grout. The tile looks great with no real problems except small scratches where movers were not very careful.

We were in a rush to seal it as we we closing very soon, and there are very small patches that didn't get totally covered on the tile.

The guy here in ABQ at the Saltillo Tile Co. says the 2nd coat might "bubble". He is very reticent about giving advise because we bought our tile in Mexico and not from him, even though we bought all our bullnose and sealer from him. I can't figure him out. Our builder recommended the 2nd coat.

So here is the question. Can we put another coat of Mex-Seal on the floor before we leave for spring break and will it help our milky grout/small scratch problem?

Any help would be greatly appreciated!

Hi Rancho, Welcome aboard. I don't think any of our experts are on the job yet this morning, and you should wait for their reply. :)

I think, though, the guy might be right. At this point a second application might bubble. Then again, it might not. I do know that it won't do anything to improve your milky white spots.

Alec. Why would it bubble? I aslo have a post about sealing our granite tile counters. Any advice there?

You could always scratch the heavy milky spot off the grout, then seal.It sometimes bubbles, cause it doesn't stick,or you use a roller.

What about double sealing the entire floor? Would Mex-Seal bubble or could there be a different product that you know would not have a chance of bubbling?

It's been a long time ago but I used both Mex-Seal and Stone Glamour on split brick. Don't ask me why, I don't know other than acting on the recommendation of the guy who sawed the old Chicago brick for me. I don't really remember but I probably used multiple coats of both considering how much of the stuff is left in the cans.

Here's what the chemist at Mex-Seal said. (They put me through to him directly and I was impressed).

He said the milky grout spots were probably moisture that was present before we sealed. He suggested using a small brush and applying acetone just to the grout lines in the affected areas. He said it will bubble up allowing me to brush the sealer away. Then apply a complete 2nd coat over the entire floor.

When I asked if the 2nd coat would bubble up he chuckled and said, "No, you can put as many coats of this on as you like".

I'll try it next month.
