Any help anyone can give will be appreciated. I've got a customer who over a year ago purchased some heavily textured porcelain tile for the floor in her kitchen and halls. After a year she has decided the tile is too difficult to clean. She describes the surface as "collecting dirt". She now wants to know if there is anything she can put on the tile that will produce a smoother, more cleanable surface. If anyone knows of a product that will accomplish this please e-mail me @ james@drenners.com

Do you know how she is currently maintaining the floor, and with what products? I have had clients hire me for an annual deep clean. The floor shouldn't be that difficult to maintain with proper instruction & products.

Ya know John, lately i've been gettin numerous people asking how to brighten up or put a wetlook to their porcelain. When i set it and do the first clean it looks so nice then it dries and gets its dull finish and people are disappointed. I agree it looks nicer when it's wet,i see a possible opportunity for an ambitious restore product guru. :)

How does the floor tile look, before you grout it?

Have you experimented with any enhancers?

One problem may be the ability (or lack of) to absorb.

What is the proper instuction & products. I've had my floors for 2 years, my husband put a sealant on it and I get the same results. The sealant acts as a collector to the dirt, and I haven't found anything that works to clean it without major scrubbing. I would love some suggestions.

Anything you put on to the surface of a glazed tile or porclean tile will wear off in the traffic areas, people need to be a bit more selective when choosing tiles, I use an old 3 brush electrolux floor polisher to buff up larger jobs when finished ( just prior to getting paid) one of these may help keep the floor clean. Jim

What kind of floor do you have, and what kind of sealant was used?

Some basics on floor care include:

1. Door mat
2. Regular sweeping, dust mopping, or vacuuming
3. Wash floor with quality neutral cleaner
4. Wash small areas, and change water when cloudy
5. Wipe up spills ASAP
