About 5 years ago I had vinyl tile put in my downstairs area. It was called KenTile and each tile consisted of what looked like 2 red bricks. I knew someone who had this same tile and it was beautiful. I didn't have much money and I bought "seconds" which the store explained the stamping wasn't on all of the "mortar" areas and couldn't be used in newly construted homes. This was a huge mistake and cleaning and waxing has been a nightmare. I even called the company and have used their recommended cleaner and wax. (Armstrong). The surface is rubbery and dull and needs some sort of shine or wax. Dirt gets in the cracks and it is impossible to clean. It looks like the tiles have never been properly sealed. I can't leave them bare but the wax doesn't hold up and I end up having to strip the floors using a scraper and starting all over again. I know that ceramic tile is "sealed". Is there some sort of paint or sealant that I can purchase that I can put on this vinyl that will help me? I have spent this whole day stripping the floor on my hands and knees and it occured to me that if I could get it absolutely clean, there must be some kind of paint I could put on it or seal it with. Any suggestions?

Maybe a polyurethane coating? Check with a PAINT STORE for the proper procedure.
